Ranch Slider Repair in Wellington

Almost every Wellington home built since the 1970s has a ranch slider onto a deck or a patio, and almost every one of them ends up hard to open. The rollers carry the full weight of a heavy glass panel across a thin alloy track, and grit, salt and sun do the rest. Coastal and harbour side homes wear them out faster. Most owners assume a sticking slider means a new door, and are surprised how often it is two rollers and an hour's work.

What makes a slider hard to open

Rollers first. They are small nylon or steel wheels running in the bottom of the panel, and once the bearings seize or the nylon flat spots, the panel drags instead of rolling.

Then the track. A worn or dented alloy track has a groove worn into it, so even new rollers ride badly. Some tracks can be dressed and reused, others take a stainless capping over the top, and badly gone ones get replaced. Grit in the track is the third cause and the easiest to fix, but by the time most people call, the grit has already chewed the rollers.

Slider panels are large, in a door position, and get walked into. That puts them squarely in the safety glazing positions covered by NZS 4223, so replacement glass is toughened or laminated, never plain annealed.

Toughened glass is made to order, so allow several days. If the panel cannot be left open we board it or fit temporary glazing first. On double glazed sliders the whole sealed unit is replaced instead of one pane.

Locks, catches and security

Slider locks are a known weak point. The standard hook lock engages a single keeper, and once the panel has dropped on worn rollers the hook no longer lines up, so the door feels locked but is not. Insurers and property managers both take an interest in this.

We realign the panel, replace the lock body and keeper, and can fit a secondary foot bolt or a track lock where security matters. On rentals, a slider that locks properly is part of meeting your obligations, not a nice extra.

Draughts and water under the door

A ranch slider has brush seals down the meeting stile and along the bottom of the panel. They wear out. Once they do, a Wellington southerly comes straight under the door and rain gets driven into the track.

New brush seals and clear drainage in the track sill fix both. If water is pooling in the track it is nearly always blocked drainage holes and not a failed door, and that is a ten minute job once it is diagnosed properly.

The hook that does not quite engage

A slider lock throws a hook into a single keeper in the jamb. Once the panel drops on worn rollers the hook no longer lines up, so the handle turns, the door feels locked and it is not.

Test it by pushing the panel firmly while it is locked. If there is movement, the hook is not seated. It is one of the most common security faults in New Zealand homes.

Water in the track

Pooling in the bottom track is nearly always blocked drainage holes rather than a failed door. They are small, they sit at the outside edge, and they fill with grit and leaf litter.

Clearing and testing them takes minutes. Left alone the water sits against the bottom of the panel and works on the seal and the frame.
