The Hutt Valley is flat, which changes the job in two ways. Access is easy, so labour is usually cheaper here than on a Wellington hillside. And the valley floor gets colder than the harbour side of the hill, with frosts that Wellington city rarely sees, so condensation complaints are common. Petone adds a third factor, because the foreshore means salt on the joinery in the streets closest to the beach.

Petone cottages and foreshore salt

Petone was the first European settlement site in the Wellington region and the street grid around Jackson Street still reflects that age. The housing runs to compact workers cottages from the 1890s to 1930s, on long narrow sections.

The beach is a few streets from most of it. On the seaward side we fit marine grade hardware and recommend washing powder coated joinery every three months, because standard fittings pit fast this close to the water.

State housing joinery reaching the end

Large parts of the valley were built out as state housing from the 1940s onward, on flat generous sections. The original joinery was timber, and a great deal of it has since been replaced with single glazed aluminium during the 1970s and 80s.

That aluminium is now the thing failing. Hardened rubbers, worn sliding rollers, corroded stays and frames with no thermal break at all. Re rubbering and retrofitted units transform how those houses feel for far less than full replacement.

A big rental market and the Healthy Homes deadline

The valley has a large rental stock and every private rental has had to meet all five Healthy Homes standards since 1 July 2025. The ventilation standard needs each habitable room to have openable windows totalling at least 5 percent of the floor area, able to be fixed open.

Most failures we find here are painted shut sashes and corroded stays instead of windows that are truly too small. Both are quick repairs, and we hand over a room by room record for the compliance statement.
