Awning Window Repair in Wellington

The problems are always the same three. The sash will not stay where you put it, because the friction stay has worn. The sash catches on the frame at one corner, because it has dropped. Or the sash slams in a gust and eventually bends the stay, because there was nothing limiting how far it could swing. Wellington's wind means we see the third one far more than a glazier in a sheltered city would.

The friction stay does all the work

On an awning window, two hinged steel arms carry the sash and hold it open against wind pressure. Once the friction goes, the sash swings freely. Once a pivot seizes, the arms twist and the sash sits proud at one corner.

Stays are stocked in common sizes and handed. The swap takes ten to twenty minutes a window and is by far the most common awning repair we do.

Winders and chain drives

Higher awning windows, above kitchen benches and in stairwells, often use a wind out winder or a chain drive instead of a push out sash. The gearbox strips, the chain jumps or the crank handle rounds off.

Winder units are replaceable. Matching the throw and the fixing pattern is the fiddly part, and we would rather measure it properly than guess.

Stopping the wind slamming it

An awning sash left on the catch in a Wellington northerly will eventually be caught by a gust. That is what bends stays and cracks glass. A restrictor stay limits how far the sash can swing while still letting the room ventilate.

On exposed sites we fit them as a matter of course when we replace a stay, because otherwise we will be back.

Why they get caught

An awning sash is top hung and opens outward at the bottom, which turns it into a sail the moment weather arrives. Left on the latch it gets caught, and the friction stay takes the whole load.

That is why the same three or four windows in a house fail repeatedly while the rest never do. It is position, not quality.
