Two things separate a mirror that lasts from one that does not. The first is the backing: in a bathroom or a gym you want safety backed mirror, which has a film on the rear that holds the pieces together if it breaks. The second is the fixing. A heavy mirror held on with foam tape and optimism eventually comes off a wall, and in a bathroom the steam accelerates it.
Why old mirrors go black at the edges
That is the silvering breaking down where moisture has got behind the backing, and it starts at the exposed edge. It is not cleanable and it does not stop. Once it has started, the mirror is on its way out.

Edges and fixings
A cut mirror has a raw edge that will cut you and chip easily. We polish or bevel it. A bevel gives a wider decorative edge and suits a plain wall mirror, a flat polish is neater under a frame or in a recess.
Fixing depends on weight and substrate. Small mirrors take mirror adhesive suited to the backing. Larger ones get mechanical fixings, either clips or through fixings into solid backing, because adhesive alone on a plasterboard wall is not enough.
Wardrobe and gym mirrors
Sliding wardrobe doors take mirror in an aluminium frame, and replacement panels can go into the existing door frame in most cases. Gym mirrors are large and get walked into, so they are always safety backed and mechanically fixed.
